Commercial Property Purchase
A SSAS or SIPP can purchase commercial property as an investment. Commercial property such as offices, industrial units, factories, shops, warehouses, agricultural or development land are all permitted.
Members can invest as individuals or as a group and someone with their own business can also use the property, paying rent directly into their own pension fund rather than to a third party.
There are a number of advantages of commercial property investment including:-
- On sale of the property the gain is free from Capital Gains Tax (CGT)
- Borrowing is allowed through a SSAS or SIPP, however limits apply
- There is no limit as to the number of properties owned (as long as borrowing limits and contributions levels are not exceeded)
- Any rental income is paid gross and therefore not subject to income tax
- VAT can be reclaimed if property is VAT registered
